If you are looking at five-star golf holidays in Belek, you will end up comparing these two. They sit literally one road apart in Kadriye and they offer completely different holidays. One is a sleek, modern beachfront property that opened in 2022; the other is an established pine-forest estate that outscales almost everything in Antalya. For this comparison I spoke directly to both sales directors — Emre Tatar at Cullinan and Murat Samur at Titanic Deluxe — and both fact-checked the property detail below. The verdicts are entirely ours.

What they did not review, and what remains entirely ours, is the editorial line: the pros, the cons and the recommendations. One thing worth understanding before the detail: both hotels belong to the same group. Both sit on the same Üçkum Tepesi stretch with comparable transfer times, so the airport is not a differentiator. The structural difference is what surrounds them: Cullinan opens directly onto a sea-and-river golf course, while Titanic Deluxe sits further back on the river inside the forest. This is where the real difference sits. Cullinan's standard room at 45 m² is meaningfully larger than Titanic's 34–39 m², and if you are booking a standard category that gap will be obvious every day of the week. Titanic answers at the top end instead, with a range of villa and house categories — including the adults-only Maldive Houses — that Cullinan's ten villas do not match for variety.
The practical rule: if you are booking a standard or family room, Cullinan gives you more space for your money. If you are booking a villa or a specialist category, Titanic gives you more to choose from.
Golf
Both are genuine golf resorts rather than hotels near a course, which in Belek is a meaningful distinction.
Cullinan opens directly onto the 36-hole Cullinan Links, and the setting is the selling point — river on one side, sea on the other, which makes it one of the most visually striking places to play in the Mediterranean. National Golf Club and Antalya Golf Club are both within a few minutes by car.
Titanic Deluxe has 36 holes on its own estate too, laid out through the pine and along the Beşgöz river. It is the more sheltered, more traditional parkland experience of the two.
Neither includes green fees in the all-inclusive package — that is standard across Belek and worth budgeting properly. If the golf is the entire point of the trip, the choice comes down to whether you want sea views and links character or forest and river.
Beach and pools
Cullinan has around 800 metres of Blue Flag private beach directly in front of the property, within walking distance rather than a shuttle ride. It also runs eight pools, an aqua park and — a detail worth knowing for shoulder-season travel — the most heated pools of any resort in the region, which means the pools, aqua park and swim-up rooms remain usable in the cooler months.
Titanic Deluxe has a kilometre of private beach, but on a 170,000 square metre estate it is a distance from the rooms, reached by shuttle, by boat along the river, or on foot. Eight outdoor pools, two indoor, plus an aqua park.
This is the clearest practical split in the whole comparison. Cullinan's beach is a walk. Titanic's is a journey — a pleasant one, but a journey. With small children, or in October when the boat is less appealing, that difference decides the week.
Food
Both are group properties with the same signature à la carte concepts — the Japanese restaurant with its teppanyaki counter, the Turkish restaurant with a serious rakı list, the steakhouse and the 24-hour bistro. Cullinan adds a rooftop Italian, and runs more than ten bars alongside a patisserie, a chocolatier and a coffee house across eleven restaurants; Titanic runs fifteen restaurants across its larger estate.
Honestly: you cannot choose between these hotels on food, and anyone telling you otherwise is guessing. Both are among the strongest kitchens in Belek. Cullinan's is more concentrated and slightly more contemporary; Titanic's is spread across a bigger site with more walking between venues.
Reputation and reviews
Cullinan currently ranks considerably higher than Titanic Deluxe among Kadriye hotels on the major review platform, and holds a Travellers' Choice award. Both hold the same average rating.
A note on how to read that, because it is more nuanced than the ranking suggests. Titanic Deluxe carries a far larger review base — well over twice Cullinan's — accumulated over more than a decade of operation. Holding a strong average across that volume of feedback is genuinely harder than doing so with a smaller, newer base, and ranking position moves week to week without reflecting how much a hotel actually sells. Several of Belek's busiest five-stars sit well down these lists. Treat the ranking as one signal among several rather than a verdict.
The three questions that actually decide it
Having had this conversation on the phone several hundred times, the choice almost always comes down to three things rather than to any overall verdict.
1. How often will you go to the beach? This is the single biggest practical difference and the one guests most often underestimate. At Cullinan the sand is a walk from your room. At Titanic Deluxe it is a shuttle, a boat or a substantial stroll across a 170,000 square metre estate. If you are a family who will go down twice a day with towels and inflatables, that distinction shapes the entire week. If you are a golf group who will see the beach twice all holiday, it is irrelevant.
2. What room category are you booking? In the standard and family bands, Cullinan is simply more generous — 45 square metres against 34 to 39 is a full category's worth of difference at the same nominal star rating. Above that band the logic reverses: Titanic's villas, Bali Houses and adults-only Maldive Houses offer a range Cullinan's ten villas cannot match.
3. When are you travelling? For July and August the two are broadly equivalent — both hot, both busy, both operating everything. For late April, May, October and the golf shoulder months, Cullinan's heated pools are a genuine advantage, and one very few guests think to ask about until they arrive to find the water colder than expected.
What neither of them is
Worth saying plainly, because these two dominate the Belek conversation and neither suits everybody.
Neither is a small hotel. Both run around six hundred rooms and both are busy in season. If you want forty rooms and a quiet terrace, the answer is not on this page.
Neither is somewhere you walk into town from. Kadriye has a bazaar and Land of Legends is nearby, but Belek has no old quarter, no marina and no high street. Neither is the cheapest way to have a good week in Turkey. Belek's luxury tier prices at a genuine premium against the rest of the Mediterranean coast, and a family who would be equally happy in Side or Alanya will get considerably more hotel per pound there.
